Estate Agents act for the seller (vendor) of the property - this should not be forgotten!

For a fee, usually a % of the sale price but sometimes a fixed agreed sum, the Estate Agent will advertise and market the house. The exact nature and extent of that marketing is almost entirely at the Agent's sole discretion.

So, the less money they spend on marketing your property the more money they make for themselves.

Generally, you should remember that Estate Agents typically receive only a very small basic salary which they have to top up with commission earned from each house sale.

The Estate Agent only makes money if the property gets sold.

Decide why you are moving and list the Top Ten reasons.

Homework.
Get to know the areas you like and work out the price you can afford to pay.

Visit as many properties as you can.
When you start, look at the outside of as many properties as you have time to. This will quickly give you an idea of the market.

If you think you have found the right place - go back and visit it again. This time, look very hard to make sure it really is what you have been looking for.

Ask the right questions.
Remember your Ten Reasons for Moving, review them and ask the Agents, and vendors, any questions to make sure you are achieving your goals.

Selling? Help the Estate Agent!

Just another day.
For an Estate Agent in this computerised age, your home  will soon simply become a database entry with x bedrooms and y reception rooms.

Just another property.
Consequently, it will become increasingly harder for the Estate Agent to keep track of individual properties, so try and appreciate the pressure they will be under.

But, this one's your home.
Remind them, at every opportunity, of all the individual features of your property that provide it's character. In this way, the Agent will become familiar with your property and it will always be in his mind.

Remember that the Agent wants to sell your house - otherwise he won't get his commission!
